Initial Response: Emergency Repairs to Mitigate Leaks
During a recent wind and rainstorm, the La Quinta experienced significant leaks. The owner contacted us, and our team mobilized immediately, even working during the rain, to mitigate the leaks and minimize water damage. Our quick response helped protect the property and prevented further issues.
Assessing the Damage and Filing an Insurance Claim
After inspecting the roof, we advised the owner that the storm had caused substantial damage and recommended filing an insurance claim. Within weeks, an adjuster inspected the property and confirmed the damage, which included:
- Water intrusion in three separate units.
- Roofing system damage that compromised the property.
The claim was escalated to a higher-level adjuster, who engaged a roofing engineer and consultant. We coordinated with all parties to ensure a thorough assessment of the roof and property.
Collaborating with Insurance and Experts
Over the course of several inspections, including evaluations by a roofing engineer and roof consultant, it was determined that the full roof needed replacement. We worked with the adjuster and consultant to agree on the scope and price of the repairs, ensuring the owner would be fully indemnified to pre-storm conditions.
The Roof Replacement Plan
The existing roofing system consisted of:
- EPDM roofing membrane over ISO insulation and deck.
- Stucco walls, with aluminum coping covering the tops of the walls.
To restore the property, we implemented the following plan:
- Removed and replaced ISO insulation to ensure a durable and energy-efficient foundation.
- Installed a new TPO roofing system, known for its durability, energy efficiency, and resistance to future storms.
- Replaced the roof coping with an upgraded system to improve long-term performance.
- Partnered with a trusted stucco contractor to repair and restore the damaged stucco walls.
Supplemental Repairs and Adjustments
During the project, we identified deteriorated decking and other necessary repairs. Our team worked closely with the insurance company to get these supplemental items approved, ensuring the project met all safety and performance standards.
The Results: A Restored and Enhanced Roofing System
The La Quinta now has a fully replaced, upgraded roofing system designed to withstand future storms. The property was restored to its pre-storm condition—and improved with better materials and systems to increase its longevity. Additionally, we provided a 20-year warranty for the new TPO roof, ensuring peace of mind for the owner.
